FAQs
Questions. Answered plainly.
For tenants
Not at all. We guide you through the process — from putting together your brief through to understanding the lease before you sign anything. If you’re unsure about something, ask us.
Tell us about it. Include the address in your brief. If it’s on the market and the numbers work, we may be able to acquire it. If it’s not listed, we may still be able to approach the owner directly.
Quite possibly. The off-market approach is often most effective in established suburbs where stock rarely comes up formally. Submit your brief with the location details and we’ll tell you honestly whether we think we can find something.
We can’t manage or deliver a fit-out — that’s your business to run. But depending on the deal, we may be able to structure the lease to give you time and runway while you set up, or contribute to costs in some way. We work that out together.
For agents
We put it in writing before we proceed. Your client is your client. We don’t engage directly with them without your involvement, and any referral or leasing fee arrangement is agreed in writing upfront — not after the fact.
It depends on the property market and the specific transaction. We can’t create speed where the market doesn’t allow it. What we can do is move without unnecessary delays on our end and keep you informed throughout — you won’t be chasing us for updates.
No. We’re selective because we want to deliver outcomes, not just accumulate briefs. If a submission is outside our current capacity or geographic focus, we’ll tell you directly rather than leave you waiting.
For vendors & developers
We aim to respond within two business days of reviewing a submission. If we need more information before we can assess it properly, we’ll ask rather than sitting on it. We give clear answers: either we’re interested and want to discuss further, or we’re not the right fit.
We generally aim for a conditional exchange, which gives us the time we need to complete due diligence and secure finance. It’s a structure that works in everyone’s interest — it shows the vendor we’re serious and financially engaged in the purchase, and gives us the confidence to properly invest the time and resources needed to get everything right before we settle.
Primarily retail, food and beverage, personal service, and medical businesses across Canberra and Sydney. Properties suited to small business occupiers in suburban and urban fringe locations are generally our focus, however we are open to reviewing all opportunities. If you’re not sure whether your property fits, submit it and we’ll give you an honest answer.
