Why the space you need probably isn't on the market

If you’ve spent any time searching for commercial space, you’ve probably noticed something frustrating. The listings are either the wrong size, the wrong location, the wrong price – or they’ve been sitting there so long you start wondering what’s wrong with them.

Meanwhile, you keep driving past places that look perfect. But they’re either occupied by someone who doesn’t seem to be doing much, have no lease sign anywhere, or belong to an owner who has no listing you can find.

Here’s what’s actually going on.

The listing gap

The major commercial portals – Commercial Real Estate, Realcommercial, and the rest – show you what agents have been engaged to actively market. That’s a subset of what’s actually available.

There’s a whole category of commercial property that moves outside those portals: owners who would lease or sell if approached the right way, buildings between tenants that haven’t been formally listed yet, properties changing use, and developers sitting on sites waiting for the right occupier.

These don’t show up in a search. They come through relationships, local knowledge, and the willingness to make direct contact. That’s not a criticism of the portals – it’s just how the market works.

What this means for your search

If you’ve been looking for months and nothing fits, it’s probably not that the right space doesn’t exist. It’s that it hasn’t surfaced through the channels you’re using.

This is especially true in established suburbs where stock rarely comes to market formally. The buildings you want are often held by long-term owners with no urgency to list — until someone knocks on the door with the right proposal.

What LBKN does differently

We look beyond what’s listed. When we understand what a business needs – the suburb, the footprint, the specific requirements – we search proactively. That means working our network, walking streets, and in some cases approaching property owners directly.

When we find the right fit, we secure the property. We don’t just introduce you to a landlord – we become the landlord. That means we can shape the lease around what actually works for you, rather than what suits someone else’s mandate.

If you’ve been searching and coming up empty, it might be worth telling us what you’re looking for.
